We understand that when embarking on a project, the ambiguity of architectural drawing and design fees can be a concern. Therefore we have provided affordable and transparent price packages to help you budget.

If the packages below do not satisfy your requirements, please contact us for a bespoke quote. Alternatively we are happy to work on your project at an hourly rate if you prefer.

Please note: The packages below do not include any fees charged for local council services such as planning submission fees.

Pre Application

If your design is contentious, in a conservation area, or of questionable scale, it is prudent to initially go through the pre application process.

This package price includes:

Site visit for analysis, and to discuss your project in detail.
Existing plan and elevation drawings.
Initial range of ideas for your consideration.
Proposed plan and elevation drawings based on your feedback.
Planning submission of full drawing package (existing and proposed)
Location plan, OS map as required.
Monitoring of the application process.

This process results in feedback from the council as to the viability of your project and whether it is likely to be approved at full planning.

Why? Pre application is less expensive than full planning and for some councils it is free, so it can save you time and money in the long term as the consultation clarifies what will be accepted at full planning.

After the pre application phase, our fee for submitting for the full application is just £195

Please Note: If Pre Application results in the need for a full redesign, there will be an additional cost of £350. Minor alterations, such as size adjustments, will be included in the full application price as noted above.

The drawing package will include all necessary drawings and supporting documents as follows:

Existing Plans and elevations.
Proposed Plans and Elevations with dimensions.
Location Plan. OS map as required.
Completed planning permission form.
Any further supportive documentation considered to be of benefit such as photos of the site.

+ £195 for full application when ready

Planning Permission

We will take your project from concept through to submission and management of your application.

This package price includes:

Site visit for analysis, and to discuss your project in detail.
Existing plan and elevation drawings.
Initial range of ideas for your consideration.
Proposed plan and elevation drawings based on your feedback.
Planning submission of full drawing package (existing and proposed)
Monitoring of the application.
Recommendations of structural engineers and builders.
Building control application support.

Once you’re happy with the design we will submit to full planning for you. The drawing package will include all necessary drawings and supporting documents as follows:

Existing Plans and elevations.
Proposed Plans and Elevations with dimensions.
Roof Plan.
Block/site plan. OS map.
Location Plan. OS map.
Sustainability Statement/report.
Design and Access statement if required.
Support with Biodiversity self assessment form.
Block/Site plan with proposed extension and adjusted volume calculations.
Completed planning permission form.
Any further supportive documentation considered to be of benefit such as photos of the site.

Once we have submitted, we will contact you with your reference number so that you may pay the associated planning permission fee to your council. We are happy to advise you on how to do this.

We will then liaise with planners and manage the process, keeping you informed every step of the way.

This price includes communication with structural engineers and builders pre build.

In some instances your local planning office will request additional surveys and reports to review

issues such as the ecology, energy efficiency or flood risk to your property.

These fees are not included in this package.

Listed Building Consent

If your property is a listed building or falls within a conservation area for example, you may need planning permission to make minor changes.

Changes might include:

Internal alterations.
Movement or change of doors, windows and other existing architectural features.
Change of use. (for example; turning a garage into living space)

* Price based on client providing existing scale drawings. If you do not have access to existing

drawings, we can create these for you, just get in touch.

£875 package price*

Resubmission (pre application or planning permission)

It may be necessary to resubmit an application based on feedback from the planning office.

This will usually require drawing alterations and modification of planning documentation.

Minor design alterations may include:

Change of dimensions.
Addition, movement or removal of elements such as windows and doors.
Change in roof pitch.
Change of materials to be used.

£150 package price*

Redesign

A redesign at this stage is unlikely due to the consultation and refinement up until this point,

however, on occasion it may be necessary for a number of reasons:

Perhaps you were advised that your design doesn’t comply with planning regulations but you decided that you would like proceed with the planning application.
Your desired design was particularly controversial.
You changed your mind during the planning process.

A redesign is described as needing to make major changes such as the following:

Changing from a single storey to a double storey or vice versa.
Changing roof structures or roof direction, for example flat roof to pitched roof.
Moving formal elements such as rear extension to side extension.

This package includes all necessary alterations to drawings and documentation required for resubmission.

Consultation meeting

Some clients aren’t yet ready to commit to a big build, feel overwhelmed by the process or simply want to remodel the interior and need some guidance…..We can help with that!

The meeting objective is up to you in this case. You tell us what it is you need from us.

The meeting could involve:

Explaining the process (design, planning, structural engineers, builder quotes) from start to finish with advice, tips and recommendations, so that you feel better equipped to deal with the planning process.
Internal or external remodelling ideas. Do you have some ideas already and want to check that they are viable?
Inspiration and ideas for a remodel. We can discuss how you could unlock the potential of your home without building an extension.
Perhaps you would like to build and extension and wish to discuss possibilities and considerations?

We will come to your property for a 1hr meeting to discuss your options. It would be useful (but not essential) to be sent existing plans prior to the meeting so that we can attend with ideas in mind.

If you require simple unscaled drawings of what we discussed at the meeting, or technical scale drawings for a builder, these will be charged at an hourly rate.

If you decide to purchase one of our planning packages within 6 months of our visit. The meeting fee will be deducted from the total cost.

Architectural design and drawings without planning permission

Your proposed design may come under permitted development in which case you won’t require planning permission. (However we do advise obtaining a lawful development certificate in this instance)

This package price includes:

Initial meeting at your home.
Drawing up existing plans and elevations of your home.
An initial range of ideas for consideration.
Refinement of an idea post consultation with you.
Full drawing package (existing and proposed).
Recommendations of structural engineers and builders.
Building control application support.

£650 package price*

*Package payments are not required up front. Clients will be invoiced at various stages of the process.

Should you request extra works or revisions outside of the package descriptions above, work will be charged at an hourly rate.
